Welcome to BM Notary Service LLC. By scheduling an appointment or utilizing our Remote Online Notarization (RON) services, you (“Client/Signer”) agree to the following Terms and Conditions. Please read carefully.

Identification Requirement

To perform a notarization, each signer must present valid, unexpired government-issued identification that includes a photograph and signature. Acceptable forms of identification align with Florida Statute § 117.05(2)(a-j)

Non-Attorney Disclosure

BM Notary Services LLC is not a law firm, and our notaries are not attorneys licensed to practice law. We cannot provide legal advice, representation, or recommendations. If you have questions about your documents or require legal advice, please consult with a qualified attorney.

Document Preparation Responsibility

Clients are solely responsible for selecting and preparing their documents before notarization. BM Notary Services LLC does not advise on document selection, drafting, or interpretation.

Limited Notary Role

Our notaries serve solely as impartial witnesses to the signing of documents and verification of signers' identities. We do not verify the truthfulness, accuracy, or legality of document contents.

Terms and Conditions

1. Appointment Booking and Prepayment

1.1 Deposit Requirement

To secure a Remote Online Notarization appointment, a deposit is required:

  • $25 for standard notarizations
  • $100 for loan signing appointments (mortgage, refinance, or other loan documents packages)

Deposits are applied toward the total cost of the service.

Deposits are refundable only if cancellation is made with at least 24 hours' advance notice.

1.2 Payment Methods

Payments can be made via credit/debit card or other methods specified during the booking process.

1.3 Appointment Confirmation

Appointments are confirmed only when:

  • Deposit payment is received
  • Appointment time is mutually agreed upon
  • Confirmation email is sent to the client

An appointment is not finalized without a confirmation email.

2. Cancellation, Refunds, and No-Show Policies

2.1 Cancellation by Client

Clients must provide at least 24 hours' notice to cancel and receive a full deposit refund. Notification methods:

Cancellations made less than 24 hours before the appointment will forfeit the deposit.

2.2 No-Show Policy

Failure to appear for a scheduled appointment without prior notice will result in forfeiture of the deposit.

2.3 Cancellation by Notary

If BM Notary Services LLC must cancel due to unforeseen circumstances, clients may elect to:

  • Receive a full refund
  • Reschedule at no additional cost

2.4 Service Completion

Once a notarial act is completed, all fees are non-refundable.

3. Rescheduling

3.1 Client Rescheduling

Clients may reschedule with no penalty provided notice is given at least 24 hours before the original appointment.

3.2 Notary-Initiated Rescheduling

If rescheduling is necessary due to notary availability, BM Notary Services LLC will work with the client to find a mutually convenient time.

4. Service Limitations

4.1 Remote Online Notarization Only

BM Notary Services LLC exclusively provides **Remote Online Notarization**. No mobile or in-person notary services are currently offered.

4.2 Identification Requirements

All signers must pass identity verification and Knowledge-based authentication (KBA) prior to the notarial act. All signers must present valid, government-issued photo identification during the online notarization session.

BM Notary Service LLC reserves the right to refuse services if satisfactory proof of identity is not provided, or if identity verification fails.

4.3 Document Preparation

Clients are responsible for ensuring documents are complete and ready for notarization before the appointment.

5. Liability

Clients are responsible for verifying the accuracy and completeness of their documents before and after notarization. BM Notary Services LLC is not liable for errors or omissions in document content.

6. Technical Issues

While every effort is made to provide reliable Remote Online Notarization services, technical disruptions may occur. If a session cannot be completed due to technical issues caused by BM Notary Services LLC, clients may reschedule at no cost or request a full refund of the deposit.

Clients are responsible for ensuring access to:

  • A stable internet connection
  • A working device with video/audio capabilities
  • Any required platform setup instructions provided upon booking

7. Accessibility and Communication

BM Notary Service LLC is committed to providing accessible services to clients who are Deaf, Hard-of-Hearing, or have other communication needs.

Video relay services (VRS) or American Sign Language (ASL) accommodations can be made available upon request at no additional charge.

Please notify us in advance of any accommodations needed.

8. Amendments to Terms

BM Notary Services LLC reserves the right to amend these Terms and Conditions at any time. Clients will be notified of significant changes before their next scheduled appointment.
